BRAINTREE DISTRICT LOCAL PLAN TO 2041

The reports outline the officer recommendations for each small site in the Parish, refer to pages 68-79. In summary, in terms of housing and employment provision, the sites recommended for Great Yeldham would provide fifteen (15) new Self Build homes and 0.30 ha of employment land for E(g) and B8. GRY2177 (10 dwellings) and GRY2178 (5 dwellings) both on Toppesfield Road and GRYE 2172 refers to Employment land at Waterhouse, Hedingham Road.
RECOMMENDATIONS FOR GREAT YELDHAM
- Site GRYE2170 – Land northwest of Old Council Yard. The site is not recommended for allocation.
- Site GRYE2171 – Woodpecker Court, Poole Street, Great Yeldham. The site is not recommended for allocation.
- Site GRYE2172 – Land at Waterhouse, Hedingham Road. The site is recommended for allocation.
- Site GRYE2173 – Land Adjacent to 20 Ridgewell Road, Great Yeldham. The site is not recommended for allocation.
- Site GRYE2174 – Land south of Butler’s Way, Great Yeldham. The site is not recommended for allocation.
- Site GRYE2175- Land North of Little Yeldham Road, Great Yeldham. The site is not recommended for allocation.
- Site GRYE2176 – Land West of Nuns Walk. The site is not recommended for allocation.
- Site GRYE2177 – Land Between 18 to 20 Toppesfield Road, Great Yeldham. The site is recommended for allocation.
- Site GRYE2178 – Land South of Toppesfield Road, Great Yeldham. The site is recommended for allocation

Braintree District Council are reviewing all the sites received as part of the ‘Call for Sites’ exercise. Every site is being assessed to determine whether they are suitable, available and achievable for development or designation within the updated Local Plan.
The Local Plan Sub Committee will consider sites put forward for development, Great Yeldham will be considered at the sub committee on the 19th June 2025. The sites submitted for Great Yeldham are shown on the map.

No assessment by officers has been carried out as to the suitability of the sites for development, and no decision has been made on whether they will be allocated for development in the Local Plan Review.
